What Carindale homes are up against
Most of the suburb was built or rebuilt from the 1980s onward, which means a lot of rendered and brick two-storey homes with concrete tile roofs and generous eaves. Those roofs are the first thing to go. Concrete tile holds moisture, the established street trees keep large sections of roof in shade through the day, and shaded damp tile is exactly what lichen wants.
The second issue is the aspect. Plenty of Carindale blocks fall away to the south or east, and the south-facing walls of those homes dry slowly. That is where the green film on render appears first, usually low on the wall and creeping upward.
The third is the tree cover itself. It is one of the better things about the suburb and one of the harder things for a roof. Leaf litter in valleys and gutters holds water against the roof, and everything that decomposes up there washes down the fascia as dark streaking on the gutters.

Driveways are the third, and Carindale has a lot of exposed aggregate. It cleans up beautifully and it is easy to ruin, because the mortar between the stones is softer than the stones themselves.
